Rating systems

Not every Activity applies to every project. Each project follows the Rating System that matches its project type (construction/renovation or operations/ maintenance) and the Owner's role (Developer or Occupier).

B+I:D

Buildings + Interiors: Developer

Ground-up construction, tear-down, or major renovation where the Owner takes on Developer responsibilities — project ownership, vision, financing, construction supervision, landlord duties, and tenant leasing.

B+I:O

Buildings + Interiors: Occupier

Construction projects of an existing building or space where the Owner is a Tenant or Property Owner with no Landlord duties or control over Tenant leasing.

O+M:D

Operations + Maintenance: Developer

Ongoing operations and maintenance of a building or space that's already constructed, where the Owner owns the building and oversees long-term operations and acts as Landlord.

O+M:O

Operations + Maintenance: Occupier

Ongoing operations and maintenance where the Owner is a Tenant or property owner with no Landlord duties or control over Tenant leasing.

A fifth Rating System — CD (Community Development) — is reserved for future use.

Certification levels

Projects earn one of four levels along a continuum from acting to avoid harm, through preventing harm, to contributing to sustainable solutions.

Bronze

Acting to avoid harm by making progress towards international social targets.
Silver

Preventing harm with a commitment to grow into achieving positive social impact.
Gold

Achieving positive social impact and sustainable benefits for impacted parties.
Platinum

Setting the standard for positive social impact and contributing to sustainable solutions.
